“I’m the person that people always come to when they need to know about some little obscure fact,” says Skye Pritchard, “I really love learning, and these things just sort of accumulate. It’s nice to be able to help people, to be a resource.”

Skye has lived in Orient over 15 years and really appreciates all that the North Fork has to offer. “It’s great that I have the opportunity to not only live and work out here,” she says, “But that I also get to share that with people – especially the ones who are new to the area.”

Skye credits her interest in real estate, in part, to the exposure she had through her mother, who is also an agent. “One of the things I’ve learned, and that I love best, is matching the right home with the right person. It’s really satisfying when you can make that connection happen.”

An avid reader with a special interest in historical novels, she is especially appreciative of the Victorian and Colonial-style homes that are prevalent in the Greenport, East Marion and Orient areas. “These are really special homes, and each has its own story,” she says, “When I can find the right fit, that story gets to continue in a way. I like that.”

Century 21 Albertson Realty is Pleased to Announce that Lee Camilleri has Joined our Greenport Office.

“I’ve been coming out here since I was a kid” says Lee Camilleri, “And we were fortunate to be able to purchase a small piece of land about 15 years ago, and finished building our dream house on it in 2002. It’s been wonderful.”

With over a decade of Real Estate experience in the Valley Stream, Lynbrook and Franklin Square residential markets, Lee is excited by both the challenges and potential of the North Fork Real Estate Market. “It’s funny, “ she says, “There are a lot fewer homes out here, but the East Marion, Orient and Greenport area is so vast, it keeps me moving. There are so many overlooked opportunities.”

Lee, who recently retired from teaching, is an avid cook whose daughter and son in law are both professional chefs, and an admitted ‘shopper’. She and her husband now make their home Greenport.

“Although many clients are interested in existing homes, I really enjoy working with people who are looking to find just the right piece of land, and make it their own. There is a special sense of completion  in having a dream and realizing it.  Having done this for myself and my family, I would love to help other people achieve their real estate  dreams.”

Century 21 Albertson Realty is Pleased to Announce that Joe Divello has Joined our Southold Office

A native of the North Fork, Joe grew up working on the family farm and hauling lobster traps on the Sound, where he learned not only the value of hard work, but also developed a deep appreciation for both the pristine beauty and sense of community that is unique to the East End.

Joe studied Business and International Economics at the University of Canterbury, and earned a Degree in Economics at the University of Colorado. He then went on to work in New York’s Financial markets before returning to the East End, where he worked for a top-producing Real Estate Broker on Shelter Island, actively assisting in more then $40-million in sales.

“I think I can offer clients everything they could want in a North Fork agent,” says Joe “I’m local, but I’ve seen the world and truly understand how to deliver exactly what my clients are looking for.” Working for Century 21 Albertson, Joe looks forward to building on his skills and focusing on both North Fork Real Estate Sales and Summer Rentals. “Real Estate on the North Fork has really grown over the past few years, and now Riverhead seems to be on the verge of really breaking out – not only for residential sales and rentals, but also for commercial real estate opportunities.”

“The North Fork really has changed since when I grew up here,” says Joe. “I’m amazed at how much the Vineyards and Craft Breweries have grown, and the impact of agritourism from the pumpkin and Christmas Tree farms has really extended the season. Mary Ellen Ellwood Joins Century 21 Albertson Realty in Our Jamesport, NY Office

 

 


Mary Ellen Ellwood has recently joined Century 21 Albertson Realty as an Associate Broker in our Jamesport, NY office.  Mary Ellen started selling real estate in 2005 and quickly realized that all of her previous work experience had prepared her for a successful career in real estate. Since then she has sold over $23,000,000, in homes in Riverhead & Southold Towns, earned her brokers license; completed two designation courses: Seniors Real Estate Specialist (SRES) and Certified Buyer Representative (CBR) and is currently working on her Graduate, Realtor Institute (GRI).

Mary Ellen worked in Manhattan for 18 years in the public relations industry, first as a PR executive and then as a Director of Human Resources.  On the PR side she coordinated efforts with advertising, direct mail and sales promotions teams for U.S. Army recruiting efforts; wrote newsletters & press materials; created trade show displays; video news releases and coordinated press conferences and special events.  Her clients included the US Army, Fisher-Price, Wyeth-Ayerst, Sears, New York Telephone, Owens-Corning and American Greeting Cards. 

As a former Director of Human Resources she recruited and hired PR specialists; created and oversaw training for all levels of staff; supervised summer internship programs; handled employee/management relations; managed the performance evaluation and raise process; implemented policies and procedures; oversaw payroll administration, benefits and 401k programs for current and former employees; serviced employee staffs ranging from 120-350; serviced single offices in NYC and multiple offices across the U.S.

Mary Ellen is very involved in the community and currently serves as the President of the Rotary Club of Riverhead, is a co-coordinator of the Riverhead Country Fair, a member of the board of directors for Riverhead Townscape and is the secretary of the North Folk Chapter of the Long Island Board of Realtors (LIBOR).  In addition, she sings at St. Rosalie’s Church in Hampton Bays and in the Peconic Bay Masterworks Choir and has volunteered at the Suffolk Theater in Riverhead providing tours to the general public during open houses and serving as an usher.  In her free time she loves spending time with her family and 21 nieces and nephews.  

Mary Ellen is a 4th generation North Fork Native. She was born and raised in Riverhead and is the oldest of eight children.  She attended the University of Dayton and received a BA in Communications

People Are Becoming More and More Confident in Housing Market

The housing numbers are all heading in the right direction. Home prices up, foreclosures down and, perhaps the most important, consumer confidence in housing swelling. Even as sales of new and existing homes bounce up and down month to month, the desire to buy is growing. The percentage of Americans who say owning a home is an essential part of the American dream has hit a three-year high at 79 percent, and the percentage who say it is better to own than rent grew by four points to 69 percent, according to the CNBC All-America Economic Survey. Perhaps the biggest surprise in the survey is that despite a raging, record-high stock market, more Americans believe a home is a better long-term investment than stocks.

The gains can partially be attributed to a slowly recovering first-time homebuyer cohort. First-time buyers have been lagging the recovery until now, making up barely a third of home buyers in February, compared to the historical norm of 40 percent. First-time buyers accounted for 34.5 percent of home purchase transactions in February, according to a new survey from Campbell/Inside Mortgage Finance. Even more encouraging is that traffic of these buyers is rising as well, hitting a four-year high on the same survey.

“First-time homebuyers are the wildcard in the upcoming spring-summer home buying season,” said Thomas Popik, research director for Campbell Surveys. “We see strong first-time homebuyer traffic, but it’s still not clear that the traffic will translate into increased purchases, because first-time homebuyers are dependent on low down-payment financing, such as FHA mortgages.”

While first-timers are getting more interested, current homeowners are getting less interested, according to the Campbell survey. Meanwhile, investor interest in housing rose to a four-month high, accompanied by a rise in sales of distressed properties. Investors, who largely buy all in cash, have been the main competition for regular homebuyers, and as big hedge funds and private equity purchase lower-end, distressed homes in bulk, that pushes prices drastically higher. Witness a 23 percent jump in Phoenix home prices in January, according to the latest reading from S&P/Case-Shiller.

While the number of distressed homes is falling, the remnants of the housing crash are still weighing on the recovery. There are still 5.1 million properties where the owner is either delinquent on the mortgage or the home is already in the foreclosure process, according to a new report from Lender Processing Services. As banks ramp up the foreclosure process, following delays due to processing fraud over the past few years, more distressed properties will come to the market. That may ease some of the price gains, although investors, still reaping rental rewards, seem ready for all of it.

What remains to be seen is for how long those rents will stay strong? With more Americans looking to buy and souring on renting, rent rates could start to come down. In addition, new supply of rental apartment buildings will be hitting the market in force over the next two years, as developers have been increasing multi-family housing construction.
